Census Bureau definition of 'single family' housing unit

The term "single-family" doesn't refer to just detached, fully
standalone homes. According to the Census Bureau, single-family
structures include fully detached, semi-detached, row houses,
duplexes, quadruplexes and townhouses. But for attached units to be
classified as single-family structures, each unit must be separated by
a ground-to-roof wall, have a separate heating system, have individual
meters for public utilities and have no units located above or below.

The Census data does have some caveats. Typically, once a building
permit is issued in Massachusetts, construction must begin within six
months or the permit expires. Some municipalities allow for
extensions. That means the number of permits issued in a year could
also reflect properties issued permits in years prior.
